I would say a drill would be very important. Obviously, a screwdriver and wrench, just basic tools, and also a water pump to be able to drain water out of the property in case it ever gets flooded or your pool gets flooded or your backyard gets flooded. I think those are the essentials for every homeowner to be able to keep a safe property.
